Warranty Deed
This Indenture, Made this 7th. day of September A. D. 1943 BETWEEN Frank L. Woodruff and Minnie D. Woodruff, his wife of the County of Seminole in the State of Florida, parties of the first part, and Modie Miller and Alberta Miller whose permanent address is Sanford Florida of the County of Seminole in the State of Florida, parties of the second part.
Witnesseth, That the said parties of the first part, for and in consideration of the sum of --------- ONE HUNDRED AND 00/100 --------------- Dollars to them in hand paid by the said parties of the second part, the receipt whereof is hereby acknowledged, have granted, bargained and sold to the said parties of the second part their heirs and assigns forever, the following described land, situate, lying and being in the County of Seminole, State of Florida, to-wit:
Lots One (1), Two (2), Three (3), Four (4), and Five (5), of Block Sixteen (16), according to plat of Pine Level Subdivision as recorded upon the Public Records of Seminole County, Florida.
It is understood and agreed that the purchasers are to pay any and all State and county taxes, City taxes or other assessments against said lots.
And the said parties of the first part to do hereby fully warrant the title to said land, and will defend the same against the lawful claims of all persons whomsoever.
In Witness Whereof, The said part of the first part have hereunto set their hand 8 and seal 8 the day and year first above written.

I Hereby Certify, That on this day personally appeared before me, an officer duly authorized to administer oaths and take acknowledgements, Frank L. Woodruff and Minnie D. Woodruff to me well known to be the persons described in and who executed the foregoing Deed and have acknowledged before me that they executed the same freely and voluntarily for the purpose therein expressed.
And I Further Certify, That the said Minnie D. Woodruff known to me to be the wife of said Frank L. Woodruff on a separate and private examination taken and made by and before me, separately and apart from her said husband, did acknowledge that she made herself a party to said Deed for the purpose of renouncing, relinquishing and conveying all her right, title and interest whether of dower, homestead or of separate property, statutory or equitable, in and to the lands described therein, and that she executed the said Deed freely and voluntarily and without any compulsion, constraint, apprehension or fear of or from her said husband.
Witness my hand and official seal at Sanford County of Seminole, and State of Florida, this 7th. day of September 1943.
